ADvantage Thinking

The power of gratitude and appreciation...

Attitude is a potent ingredient to success. While you can’t determine your
circumstances, you can always determine your response to them. The energy you
project, returns like a boomerang to you. This month, focus on who you are
being, rather than what you are doing. Focus on people, not things. Gratitude
& appreciation are the two important keys that unlock the wealth of positive

1. Gratitude starts with noticing the positive around you, rather than the
lack. Whatever you focus your energy on will increase. If your energy is
directed to what you DON’T have, you’ll notice more of that. You actually
reinforce & create scarcity as your reality. By shifting your focus to the
positive, you impact not only your attitude, but the energy, circumstances and
people that are attracted to you.

Coaches Action Tip> Write down every day 5 things you are grateful for. After
the obvious has been chronicled (having a roof over your head, your
relationships, your health), dig deeper to see abundance that exists that you
haven’t been consciously aware of. Buy and begin to read SIMPLE ABUNDANCE by
Sarah Ban Breathnach for a daily dose of commonsense living.

2. Extend your gratitude to others. Acknowledging others by honest
appreciation is one of the greatest gifts you can give. Most of us are
appreciative, but don’t communicate it frequently enough. Studies have shown
that appreciation for a job well done is more important to most people than
money. Think of how it made you feel the last time someone acknowledged you.
Spread that feeling around this month!!!!!

Coaches Action Tip> For the next 30 days, find 3 people per day to express
appreciation & acknowledgment to. A simple, short thank you note can make
someone else’s day. You’ll notice the faces light up when you do this and
people will want to be around you more. For the holidays: create memories!
Remember YOU are the gift to those who love you: schedule time to create
something special to be remembered and cherished.

3. Plan next year after you take the time to complete, acknowledge & be
grateful for this year. Since your attitude & perceptions shape your view of
what you can accomplish in the future, adjustment here provides a strong
foundation for next year’s success or failure.

Coaches Action Tip> Review the past year and be grateful for all that was
learned & accomplished. Acknowledge the wins, let go of the losses & regrets,
appreciate the people who played a role with you, clean up the loose ends*.
Now begin the coming year with a fresh slate, ready to attract the abundance
that is waiting for you!

Notes from November’s teleclass and the NAR
Convention. A special thanks to Judi Wolfson (bestagent@realtor.com), Sabrina
Shewfelt (sshewfelt@cornish.com) and Lisa M. Beale (lbeale@Resicom.com) for
their participation.

Using technology to streamline and generate business is more critically
important than ever.Judi Wolfson generously shared what's working for her (she
generated over 30 transactions from her web page last year). Judy also said
she is registering herself on the top real estate databases to give her the
exclusive listing for her area. Said she'd invested about $2500 to do this,
but felt, since she had generated over $100K from her web page, she should
invest back into it to make it more successful.

10 HOT IDEAS for 1998:
1. Become Valued-added! Check out the reports available through RESICOM
(www.resicom.com) : financial projections, school info, neighborhood info. Use
reports for past client base as a marketing tool. Unlimited reports for a low
monthly! Visit the site or call Lisa Beale (888-864-6339 toll-free or
lbeale@resicom.com) Judi Wolfson, who swears by this, for her first hand
account of how it works.

2. Interactivity and updated websites keep people coming back. Consider an E-
Mail Newsletters or E- Cards: Webmaster Sandy Teller (websites@programs.com)
can help you with both. E-Newsletters gives you fresh, interactive
information, monthly. Check it out at www.e-newsletter.com. Even if you don't
have a webpage yet, Sandy can set this up and you get a web address! E-Cards:
Greeting cards in sets of 10 you can make available trough your site, or you
can put on a disk and use it for your promotion. Check it out at www.email-
now.com

3. Digital Cameras are a must have now that the price has dropped to under
$300 for a basic model. Agents are taking a photo of the house as they arrive
for the listing appointment and then can show a flyer on their laptop as they
are making the presentation.

COACHES TIP>  Don't wait to get the PERFECT camera (this is like when you waited
for your laptop). Get one now. Start using it and then upgrade to the features
that you find you want/need.

4. Software for Digital Cameras is increasing. Would love to hear from those
of you that are using some what you like. There is software to enhance the
photos, software to turn them into postcards, etc.

5. Business Cards with a Value: One of the BEST ideas I saw at NAR was a
prepaid phone card that looked like your business card. Cost is about $4 each.
These full color, laminated cards can be set up to look the way you choose and
offer 10, 30, 100 or 300 minutes of prepaid phone time! Something your
customers will keep in their wallets and they can recharge them. Contact me if

6. Open House Tours a la Craig Proctor: Top RE/MAX agent Craig Proctor shared
this a couple of years ago and is still talking about how well it works: Hold
open a group of homes for an Open House Tour, with each home being open for 10
minutes. Creates urgency with the buyers, happy sellers because of the traffic
and time effectiveness for you!

7. Must Read business book: E-MYTH REVISTED, by MIchael Gerber. Available
through my website  or at most bookstores. As you plan 1998,
are you designing a year where your business will increase in value as a
business and you are delegating your weaknesses and maximizing your strengths?
Working on building your business, rather than doing more work is a
fundamental paradigm shift that is essential to reaching your next level.

8. Be the EASIEST to do business with! Consumers want more information and
they want it in a safe, non-threatening way. I like the 800 response systems
for this purpose. Arch has a good system (800) 882-9155 or Softklone will sell
you your own system (800) 634-8670. Benefits include: capture of interested
party's phone number immediately, ability to track ad response with a
different code for each method(i.e. sign, newspaper, homes mag), choices so
caller feels in control (faxback, talk to agent or just get info).

9. Resource for Real Estate Software: Z-Law Software publishes "The Complete
Real Estate Software Catalog" Call 1-800-526-5588 or their website is www.z-
law.com


10. Network, Network, network. Your relationships and personal contacts should
be the focus of the foundation of your business. Think of ways to interact
with and serve them more fully for the coming year to leverage your time and
money
