ADvantage Thinking

"Time is What Keeps Things From Happening All at Once."
Yogi Berra

Striking a balance of creating a profitable business and having a life is a challenge most real estate agents face, at one time or another. The very nature of our business seems to throw things out of whack, often resulting in wheel-spinning or burnout from overwork. How do the top agents fit it all in?

Identify The Leaks
Keep a time log for a week, noting every 30 minutes your primary activity. I guarantee this exercise will be very useful and probably surprising. How we actually spend time rarely matches our perception.

Coaches Tip> Block time for business-building activities, like prospecting or follow-up, at the same time weekly, and then do it no matter what! Stop doing activities that aren’t yielding results.

What Are you Worth Per Hour?
A critical fact. If you know this, you can easily determine which activities you should be delegating to others. If your goals include increasing your productivity, what is the hourly worth you have set for yourself with those goals? If you are worth $50 per hour (or $100 or whatever is your number), how would you spend each day? Are those the actions you are taking now? For instance, spending 2 full days with buyers who don’t have to buy NOW, could give you 16 hours of prospecting and marketing time. Top agents structure their business 70-80% listings because of the time management dynamics.

Coaches Tip> Make a list of everything you do. Then make another list of EVERYTHING that could be delegated. Get extremely creative and make room for you to do the REALLY important stuff more. 20% of your time produces 80% of your results. Let go of what you are doing with the other 80% of your time and you can double your effectiveness without working harder!

Take Control of Your Schedule for Peak Performance
Success is easier when you plan your week with in line with your values and your goals. Time to keep yourself rested, happy and sane is crucial. Most of the time we are trying to fit everything in: those work activities that make us money, those that don’t, errands, family time, personal time (SURE!).

Coaches Tip> Instead, plan for Ordinary Days, Rejuvenation Days, and Peak Performance Days. By scheduling at least one day per week that is to Rejuvenate-just do the things you love and enjoy with the people you love and enjoy—you’ll have more energy to be focused. Then plan one or two Peak Performance Days:10-12 hour days for work where 80% of your time is spent only on those things that MAKE you money. The dynamic of "being in the flow" takes over when you refuse to be distracted from your primary focus and results become easier and more frequent. Think of the day before a vacation when you got a weeks worth of work done in ONE day! You can do this & be extraordinarily effective. Ordinary Days are your catchall days.

Create a Support Structure
Share your goals with others. Put something at stake! Get a Buddy or a Coach and make promises each week about the actions you will take.

Coaches Tip> The very act of "going public" with our goals increases the likelihood of success. It is easier to slime out on a promise no one knows about!

We are half way through the year. Reassess your goals for the year and see if you are on track. Make whatever course corrections are necessary and position yourself for a dynamic 2nd half!
