I had a whirlwind of travel in March,visiting 7 cities in all!  I really had fun in each and every one. On my flight home, I sat next to another road weary salesperson and, while we were both anxious to sleep in our own beds this weekend, he remarked how fortunate we were to have jobs where we could go all over the country. I couldn’t agree more and want to thank everyone who had a part in any of my trips! It is an unbelievably great job I have and I have YOU to thank!  There is such powerful energy in being grateful……

Here is another great use for this feature. You can set up a signature files with anything you repetitively answer or send to people, Use a name you’ll remember and then just choose insert when you need that reply!

To find out how many people searched certain keywords on www.goto.com  in the  past month, you can use the 7Search "Related Keywords" Tool:
Enter "(your State)Real Estate" and hit "Find It!" -- what you will get are the most common keywords that Web surfers used that contained the words "(your State)Real Estate" at GoTo.com in the past month, other related keyword phrases with stats, and the bid cost for each one.

Now go to www.GoTo.com Type in your gathered keyword phrases and search to see how many results you get. Now you know how many people are looking for your keywords and how many sites there are to match them (btw, check out the competition and compare to your site).

EXAMPLE:   When Jim tells his customers he carries a pager, a cell phone and is available 24/7, he is proud because he believes what they really want is an agent who is always accessible.  Janet has determined what concerns are most important to her clients and targets her services to those concerns.

KEY POINT: Each customer has different needs. If the agent listens to their concerns and creates a way to meet those concerns, rarely will they need to be available or accessible all the time.

BENEFIT: You are able to set boundaries so you can have a life and enjoy it too!

 

COACHING ACTIONS:

  1. Determine WORK hours you are willing to be available. Create good backup systems for emergency calls. Then educate each client to your availability.
  2. ASK clients what THEIR expectations are in being able to communicate with you and explain how & when you work.
  3. Leave a message on your voice mail giving the times you will be checking it and returning calls.
  4. Create regular times that you are available for clients to reach you: for instance, on Tuesdays and Thursdays between 2&4

Set up an autoresponder for your email to respond immediately to messages thanking the party for the inquiry, letting them know a number you can be reached on immediately and that you will be responding within 24 hours to their inquiry.

ADVANTAGE THINKING: Rites of Spring

I love Spring! Maybe it has something to do with being born on the first day of Spring, but there is something about the fresh energy that’s awakened after the winter that feels positive and hopeful. The rites of Spring  for me include the blooming of flowers, spring cleaning and the opportunity to check in and see where I am 25% through the year.

SPRING FLOWERS This year, spring has given us the most beautiful flower show I have ever seen in AZ. The Texas Bluebells and California Poppies and Mexican Daisies (among others) have been abundant. My husband says we have the cows to thank out on our land for “planting” the seeds!  I am reminded that sometimes we have to be patient to reap what we sow.

In the years when the wildflowers aren’t abundant, it is easy to think there weren’t any seeds for the flowers to grow from. We forget it takes the right conditions to bring them to harvest. They must be planted in good soil, have water at the right times and temperatures that will cause germination and blooming. The seeds wait in the ground until the conditions are right, but because they are there, the possibility of a show like this year is always there.

 

Are you planting seeds regularly, without getting discouraged when they don’t flower right away? As a coach, I see people get exasperated and give up rather than staying the course with consistent, repetitive action or they plant seeds and prospect when they NEED business, but slack off when they get busy. Planting seeds every day is a sure way to ensure future business. The more seeds you plant, the more bountiful your harvest will be. But it takes some trust and willingness to let them bloom in their own time, when the conditions are right. 

 In our business, we can not control all the conditions: Things like the economy and interest rates, the timing that is right for our clients, our inventory or lack of it are all factors that impact our ability at any given time to do business. We do have control over making sure that seeds are going in the ground, trusting that when those conditions are favorable, we are positioned to reap the harvest and if enough seeds have been planted that harvest will exceed our wildest dreams.

SPRING CLEANING Planting seeds is a “back to basics” activity. Another traditional spring activity is Spring Cleaning. As you put away the heavy clothes and get out the lighter ones, look beyond this to your entire environment. What can you clean out that will simplify your life? Does your office or your house contain clutter that you are tolerating? Choose one space a day to spring clean until you feel great about your environment. I’ve often seen my clients attractnew business when they have made space in their file cabinets. The analogy of heavy to light would be a valuable one to look at all parts of your business. What should you stop doing that would lighten up your load? Whocan you let go of that is draining your energy?  Spring clean with your listing inventory, with all those things you do for & with others and in any area that heaviness and struggle exist.  Is what you are doing the best use of your energy and time or would letting go free you up to take yourself to the next level?

SPRING CHECKUPWhile I do my business planning on an annual basis, part of my yearly ritual is a review of whether I am on track or not. Spring marks the end of the first quarter. The most successful people consistently take a look at whether they are on track and they adjust frequently so they can attain their goals over the long term. Are you 25% to attaining your goal for this year? Are you ahead? Or are you behind? You gain enormous power when you make your numbers your friend and use them to educate you about what is working, what isn’t and then you adjust your actions.

In the first quarter of the year, where did your business come from? Is that source where you are concentrating your marketing dollars and efforts? Are there any new developments in your marketplace that are impacting business now that were not evident when you made your business plan? How can you adjust so you will be ahead of the plan by the end of June?
